Pre-Foundation Pour inspections ensure the builder is following the engineering plans (If provided) and that generally accepted building practices are being followed. We check formwork, depth of beams, depth of slab, foundation level, installation of post tension cables, rebar, plumbing & electrical runs, mastic application to plumbing stacks and drains, forms and backfill, soil compaction, chairs under cables and/or rebar, vapor barrier.
Pre-Drywall inspections are the last opportunity for an inspector to see the skeletal structure before wall coverings are applied. We check for proper installation of roof coverings and framing of the entire structure including over board or over notched studs, joist hangers, beams, foundation anchor bolts or mud sills, finished foundation for cracking, WRB (Weather Resistant Barrier), nailing and taping of seams and openings, blocking of seams in bottom and top sill plates, electrical runs, plumbing runs, HVAC installation, water heater installation, proper clearances on installed components.
The final blue tape walk through is the final inspection of the home before closing and is a TREC (Texas Real Estate Commission) regulated inspection. We have an exhaustive list of systems and components we check to ensure the home is move in ready and a safe living space for you and your family and that all mechanical systems are in proper working order (See Pre Purchase Inspection).
